What closing really costs a first-time buyer in Lake County
The 2 to 5 percent rule, what is actually inside it, and a line-by-line example on a $450,000 purchase, including the escrow setup that surprises everyone.
The down payment gets all the attention, but the number that catches first-time buyers off guard is the closing cost line. In Illinois, plan on roughly 2 to 5 percent of the purchase price on top of your down payment. On a $450,000 house in Lake County that is somewhere between $9,000 and $22,000, and where you land in that range depends mostly on your loan and your tax escrow.
Where the money goes
- Lender charges: origination, underwriting, points if you buy the rate down. Often 0.5 to 1 percent of the loan.
- Appraisal: usually $500 to $700, paid during the loan process.
- Home inspection: $400 to $700, paid before attorney review ends. Worth every dollar.
- Title insurance and settlement fees: commonly $2,000 to $3,500 on a purchase like this.
- Recording fees and county charges: a few hundred dollars.
- Attorney fee: typically $500 to $850 in this market. Illinois residential contracts customarily carry an attorney review period, and nearly every buyer here has a real estate attorney review the contract before it becomes firm. That is normal in this market and it protects you.
- Prepaids and escrow: the big one people miss. Your first year of homeowners insurance plus several months of property taxes get collected up front to seed the escrow account.
The escrow setup, in plain terms
Say the property's taxes run about $12,000 a year, which is a normal Lake County number for a $450,000 home at an effective rate near 2.6 percent. Your lender collects roughly $1,000 a month for taxes inside your payment, and at closing they want a cushion, often four to eight months of taxes, plus the insurance year paid in full. That alone can be $5,000 to $9,000 of your closing figure. Every dollar of it is your own money parked to pay your own bills, and it still has to be in your account on closing day.
Remember the arrears credit works in your favor here. Because Illinois bills taxes a year behind, the seller credits you at closing for the months they owned the home but had not been billed for yet. On this example house that credit can be several thousand dollars back toward your side of the ledger.
A worked example at $450,000
With 10 percent down and a typical loan: about $3,200 in lender charges, $600 appraisal, $550 inspection, $2,800 title and settlement, $350 recording, $700 attorney, and roughly $7,000 in prepaids and escrow. Total near $15,000 before the seller's tax credit, and often $10,000 to $13,000 after it. Your lender's Loan Estimate will price your exact deal within days of your offer being accepted.
